Home plumbing maintenance

A plumbing maintenance checklist for the issues you can see.

Use simple observations to decide what needs a planned enquiry, what needs prompt attention and what should be left to a licensed provider.

Start with visible fixtures

  • Look for dripping taps, damp connections, stains or water around toilets, sinks and showers.
  • Notice whether a toilet runs after flushing, fills slowly or leaks at the base.
  • Compare whether a shower, basin or kitchen mixer has changed flow.
  • Keep a note of fixtures that need repeated adjustment or temporary fixes.

Do not remove covers, dismantle a cistern or work on gas and electrical equipment. For fixture-specific help, see the tap repair, toilet plumbing or bathroom plumbing pages.

Check water use and hidden signs

An unexplained water bill change, damp patch, mould smell or meter movement when fixtures are off can be useful information. Compare the timing and record what was happening in the home. Read why a water bill can be high with no visible leak for a simple observation process.

Watch drains and stormwater

Note slow sinks, recurring smells, gurgling, water that returns after a temporary clear, or a stormwater pit that overflows during rain. Do not mix drain chemicals. The drain cleaning page explains the details a provider may need, while stormwater plumbing covers outdoor drainage.

Record the hot-water pattern

Write down whether hot water runs out sooner, the system leaks, recovery takes longer or the temperature has changed. If you know the system type, brand or approximate age, include it. The short hot-water guide explains what to observe without opening the unit.

When planned maintenance becomes urgent

Active water loss, an overflowing fixture, gas smell, unsafe electrical conditions or rapidly spreading damage needs prompt attention. If it is safe, isolate the water and keep people away from hazards. For immediate plumbing problems, use the emergency plumbing guide.

Maintenance is not a substitute for an inspection.
The independent provider confirms the scope, licensing, recommendations, timing and price directly with you.
